Security deposit

One month’s rent for most landlords (AB 12, since July 1, 2024). Exception: qualifying small landlords (natural person or all-natural-person LLC, ≤2 rental properties, ≤4 total units) may collect up to two months. Refund due within 21 days with itemized statement and photos for any deduction.

24 hours written notice (48 if mailed).

30 days (60 if tenant lived there over a year); just-cause required after 12 months in covered units.
